Special Note to Sellers on Obtaining a Home Inspection:
I would like to suggest to those that are thinking of listing their properties, to have the property inspected BEFORE you list. The industry still puts this important disclosure report right in the middle of the transaction after an offer has already been accepted. You may have had this experience and know exactly what I am talking about. You have accepted an offer, subsequently, the buyer's inspection report shows needed repairs that the seller was completely unaware of, and thus the seller may now be presented with new terms by the buyer. Why not get a Pre-inspection and make it available up front as a disclosure document and eliminate another possible round of negotiations? Also, it gives the seller a leg up on repairing things that are simply going to have be fixed anyway because they are regulatory safety issues. Taking care of these issues at the outset shows thoughtfulness and can simplify the bidding process for both buyer and seller.
